We do NOT charge VAT

50% of the first month's rent or £300 (whichever is greater) plus £150 set up fee

E.g. If the rent is £800 PCM the Landlord will be charged £400 (NO VAT) plus £150 set up fee


Service Includes:

  • Marketing your property by means of internal/external media/window/board/Coventry university and direct NHS advertising
  • Arrange and conduct all viewings
  • Prepare and sign all tenancy agreements (Copies prepared for landlord)
  • Process the first months rent payment and deposit and the transferring of funds

 

  

 


RENT COLLECTION SERVICE

We do NOT charge VAT
8% of the rent collected or £400 whichever is greater plus £150 set up fee

E.g. If the rent is £800 PCM the Landlord will be charged £400 (NO VAT) plus £150 set up fee

  • Market property by means of internal/external media/window/board/Coventry university and direct NHS advertising
  • Arrange and conduct all viewings
  • Prepare and sign all tenancy agreements (Copies prepared for landlord)
  • Process the first months rent payment and deposit and the transferring of funds
  • Administer late payment processes
  • Manage the collection of rent through to tenancy completion and the transferring of funds

FULLY MANAGED SERVICE

We do NOT charge VAT
10% of the rent collected plus £150 set up fee

E.g. If the rent is £800 PCM the Landlord will be charged a £150 set up fee and will receive £720 of the rent. We would receive £80 of the rent (NO VAT)

  • Arrange and conduct all viewings
  • Prepare and sign all tenancy agreements (Copies prepared for landlord)
  • Complete full checks on tenants
  • Complete a move in and move out inventory
  • Complete 6 month inspections
  • Management of maintenance/*repair work/issues (*Providing quotation has been agreed by the landlord)
  • Administer late payment processes
  • Manage the collection of rent through  to tenancy completion and the transferring of funds 
  • Send monthly rent receipt statement to the landlord

Inventory Fee £96 

Conduct detailed photographic inventory at the property

Management of deposit process £45

Register landlord and tenant details and protect the security deposit with a Government authorised Scheme. Provide tenants with Deposit certificate and prescribed information within 30 days of start of tenancy

Arrangement fee for works 10% of net Cost 

Liaise with contractor, arrange access and request quotes from contractor where required. Ensuring work has been carried out in accordance with specification of requirements.Retaining any warranty or guarantee as a result of any works.Oversee work carried out, weekly update to the landlord.
